When this path may fit

  • Purchasing an operating business or completing an eligible ownership change
  • Expanding a business or purchasing equipment
  • Buying or improving eligible owner-occupied commercial property

What deserves a closer look

The SBA 7(a) program supports several eligible purposes, including working capital, equipment, real estate, and ownership changes. The 504 program focuses on qualifying major fixed assets and is not a general working-capital program. These are distinct programs with eligibility, documentation, and lender requirements. SWCA is an independent advisor, not the SBA, and does not guarantee approval.

What to prepare

Start with a brief overview. The exact documentation depends on the transaction and financing source.

  • Business and ownership background, with a clear use-of-funds budget
  • Historical tax returns, financial statements, and current interim results
  • Existing debt schedule and information about available owner investment
  • Purchase agreement, project budget, or property details when applicable

Do not submit Social Security numbers, bank credentials, tax returns, or full financial account details through the website inquiry or ordinary email. Arrange an appropriate secure document channel before sharing sensitive records.

Common questions

Does an SBA guarantee mean approval is automatic?

No. The lender must evaluate the borrower and transaction, and applicable SBA requirements must be met. A guarantee is not a promise of funding to the applicant.

Which SBA program should I pursue?

Start with the use of proceeds and transaction structure. We can help frame the opportunity for discussion with an appropriate lender or Certified Development Company, rather than select a program on name recognition alone.
